Crawl Space Encapsulation
Create a cleaner, drier space beneath your home with a system designed for the Pacific Northwest—not a loose sheet of plastic laid over the soil.
A full encapsulation separates the crawl space from the damp ground and humid outside air. The finished system can combine a reinforced liner, sealed seams, wall attachment, vent sealing, drainage, and humidity control based on what the inspection finds.

Signs this service may help
- Musty odors that are strongest near floors or closets
- Condensation on ducts, pipes, or framing
- Falling insulation or damp fiberglass batts
- Visible moisture on soil, walls, or vapor barrier
- Rusting metal, soft wood, or recurring pest activity
- High indoor humidity during wet or mild weather
How the repair comes together
- Inspect and diagnose: We document water entry, humidity, drainage, ventilation, insulation, access, and the condition of the wood framing.
- Correct active water: If water is entering or collecting, drainage and sump recommendations come before the liner is sealed.
- Seal the crawl space: A durable liner is fitted across the ground, around piers, and up foundation walls. Seams and penetrations are sealed carefully.
- Control the environment: Vents, access points, insulation, and dehumidification are addressed as needed so the system works as a whole.
What your repair may include
- Reinforced ground and wall liner
- Sealed seams, piers, and penetrations
- Crawl-space vent and access sealing
- Drainage matting where conditions call for it
- Optional sump pump and dehumidifier integration
- Before-and-after documentation and final walkthrough
From the field: Encapsulation should solve the cause—not hide it
A thin vapor barrier can slow evaporation from exposed soil, but it does not automatically control groundwater, wall seepage, outside air, or elevated humidity. That is why every Sound HP system starts with a full inspection instead of a one-size-fits-all package.
When drainage, air sealing, and humidity control are designed together, the crawl space becomes more predictable and easier to maintain. That helps protect framing, insulation, mechanical equipment, and the comfort of the rooms above.
We explain which components your home needs, which it does not, and why. You receive a clear scope before work begins and photos of the completed system when the project is finished.
Frequently asked questions
What is the difference between a vapor barrier and encapsulation?
A basic vapor barrier usually covers only the soil. Encapsulation is a more complete system that seals the ground, seams, piers, walls, vents, and access points as needed, with drainage and humidity control added when conditions require them.
Does every encapsulated crawl space need a dehumidifier?
Not always. The decision depends on measured humidity, air leakage, drainage, crawl-space volume, and seasonal conditions. We recommend one only when it supports reliable moisture control.
Can you encapsulate if there is standing water?
The source and path of the water should be corrected first. That may require perimeter drainage, a sump system, exterior corrections, or repair of a plumbing leak before the liner is sealed.
Will encapsulation fix damaged wood?
It helps prevent continued moisture exposure, but structurally damaged wood must be evaluated and repaired separately. Sound HP can coordinate the moisture and structural portions into one repair plan.
