Floor Joist Repair & Reinforcement
Strengthen the framing beneath soft, sagging, or bouncy floors with a repair designed around bearing and load—not surface symptoms.
Floor joists can weaken from moisture, rot, insect damage, excessive notching, long spans, failed connections, or changes made during past remodeling. We inspect the entire support path before recommending reinforcement, sistering, splicing, or replacement.

Signs this service may help
- A floor that dips, slopes, or feels springy
- Cracks above doorways or near interior partitions
- Joists with darkened, soft, split, or missing sections
- Large holes or notches made for plumbing and wiring
- Joist ends pulling away from beams or rim framing
- Repeated shimming that has not solved the movement
How the repair comes together
- Measure and inspect: We document spans, joist size and spacing, damage, bearing, obstructions, and the pattern of floor movement.
- Stabilize the area: Temporary support is installed where needed before compromised framing or connections are altered.
- Complete the repair: Joists are reinforced, sistered, spliced, or replaced with specified connections and bearing.
- Protect the framing: The moisture or pest condition that contributed to damage is corrected or coordinated with the appropriate specialist.
What your repair may include
- Full-span or partial joist sistering where appropriate
- Joist-end and bearing repairs
- Approved structural connectors and fasteners
- Blocking and load-distribution improvements
- Subfloor support corrections within scope
- Controlled lift and stabilization planning
From the field: The connection is as important as the new lumber
A sistered joist helps only when it is long enough, properly connected, and supported at the right locations. Repairs that end in midair or rely on a few random fasteners may look substantial without restoring the intended load path.
We also check what is below and beside the joist. Beams, posts, sill plates, hangers, plumbing cuts, and moisture damage can change the correct solution.
If lift is appropriate, it is approached gradually and with realistic expectations. Older homes may have settled around the movement, and forcing a floor to perfect level can damage finishes or utilities.
Frequently asked questions
What causes floor joists to sag?
Common causes include excess span, undersized lumber, moisture decay, insect damage, poor bearing, cut or notched joists, and movement in the beam or posts below.
Can one damaged joist be repaired without replacing the floor?
Often, yes. Crawl-space access may allow the joist to be reinforced from below, although utilities and bearing conditions can affect the method.
How long does joist repair take?
The duration depends on the number of joists, access, temporary support, utilities, and whether related beam or moisture work is included. The proposal identifies the expected sequence and duration.
Will drywall cracks close after the floor is stabilized?
Some may change as movement is corrected, but finish repairs are usually handled after the structure has stabilized. Existing cracks may still require cosmetic repair.
